KBI Properties Sdn. Bhd., a wholly owned subsidiary of KBI, manages real estate assets valued at RM5.8 million. Key properties include bungalow lots in Seberang Perai Utara, 3-storey office units in Gombak (housing KBI offices, Instech College, and ABIM Hall), and a 3-storey office shop in Bandar Pinggiran Subang, Shah Alam.

Notably, a Multi-Storied Parking Building project is being developed under a strategic framework, ensuring efficient budget and time management.

MITC Melaka for Yayasan Melaka

The main idea is to develop a Master Plan that can be identiMied as an internationally recognized Eco City Community Lifestyle center with organized and inclusive development in line with the Melaka Government's goal to advance in sustainable development.
This development proposal is divided into 4 components namely:
1. Service Apartment
2. Condotel
3. Tourism Hospital
4. Hotel

Each of these components has a different market segment where it is a development plan that complements each other to give the best return for stakeholders through
this integrated development concept. The proposer is very careful in the selection and planning of the components in this development, taking into account aspects of short-term acquisition such as Service Apartment/Condotel and long-term such as Tourism Hospital/Hotel which can provide optimal returns especially to the Melaka Foundation.

With the estimated GDV of the development amounting to more than RM1.7 Billion
according to a 30-year financial projections outlined by KBIP, it is believed to be
able to become an integrated use that will provide added value to the rapid
development around Ayer Keroh and will become a new landmark in the area

The concept is inspired from the article “THE ESTABLISHMENT OF ISLAMIC DWELLING PRINCIPLES FOR THE MALAYSIAN COMMUNITIES” published in the Journal of the Malaysia Institute of Planners (2017)
The objective of the concept is to promote new concept of living which built on the teachings of the Quran and Sunnah produce excellent foundation in forming a household which are constantly under the protection and blessing of Allah and in turn contribute to the overall health of a community. A dwelling filled with the remembrance of Allah will no doubt find an aura of peace and tranquillity. This is called a home, a place for a family to worship Allah, to relax body and mind, enjoy legitimate worldly delights, teach, learn and propagate the message of Islam. Therefore, provision and design of a dwelling should be considered important to make it a blessed home. This includes the provision of spaces for religious
activities, daily basic chores of households, social production, reproduction
hygiene needs, privacy and security. Cultural, religious and sustainable
aspects of inhabitants should be considered in the planning and design process of a dwelling in the Malaysian context.

The Syariah sources have provided basis for its design to conform to Islamic criteria, thereby facilitating various ibadah activities for the inhabitants and users. A review of theory and philosophy of dwelling from Islamic perspective is analysed to justify the comprehensive living approach as promoted by Islam. This concept pertaining to housing principles in Islam and to present basic principles for developing housing criteria based on Islamic teachings.

Proposed Multi-Storey Car Park
for Hospital Selayang

The proposed site at Hospital Selayang is an existing green area above the central area of Hospital Selayang.
The location is ideal because it is in the middle of the traffic circulation
around the hospital and most importantly it is situated just opposite of the Emergency Ward.

Building a Multi-Storey Parking Building at this location would enable it to serve the hospital with an efficient flow of vehicles and pedestrians.

The Parking Facility Building is designed with two parking blocks and one F&B building. The Parking Block will serve as the main parking lot for visitors and patients coming to Hospital Selayang which is strategically located next to the Emergency Ward.

A centrally located F&B building will be able to provide its services to the
surrounding blocks more effectively.

Playgrounds are also available in more strategic areas and are easier to access for visitors. The existing Tennis Court will be relocated further out to provide a more efficient space for the Multi-storey Car Park.

By using this approach the existing Helipad will be maintained in its original
location for emergency purposes.

Proposed Enstek Specialist
Hospital

The location of the proposed site has easy access to existing major roads that circulate around the proposed hospital. It is also easily connected via the North-South Expressway Lingkaran Tengah (ELITE), North-South Expressway (PLUS) and Port Dickson Seremban Expressway (SPDH), and easy access to the Express Rail Link (ERL) which has a direct connection to KL Sentral at KL City.
Bandar Enstek is a fully integrated township that will provide its residents with a comfortable lifestyle. Spanning 5119 acres, Enstek Town began construction in 1999. 1,747 acres of land will be reserved for residential development and 282 acres for commercial development, while the industrial component will take up 1,009 acres and institutional development 1,840 acres.

Hospital Mesra Ibadah is a paradigm shift program in an effort to achieve
excellence in health services as a whole. This program uses a holistic method in taking into account all aspects of well-being including physical and mental, psychological, spiritual and religious services in providing treatment to patients. This method is also practiced in the management and administration of the hospital including the approach to clinical and non- clinical parts.

The application of Islamic values in all our tasks and work flow
will help provide the necessary spiritual support which in turn draws us closer
to Allah swt & achieve Mardhatillah.

Proposed Privatisation of Setia
Alam Link Highway (SEAL)

Complete the connection between the DASH and WCE highway alignments that are currently under construction to create a comprehensive highway network as an alternative to the existing transport system in the Kelang Valley.
The SEAL Highway will be one of the "Key Enablers" for that purpose. The
SEAL Expressway is an elevated expressway that starts at the end of the DASH Expressway in Puncak Perdana across the Setia Alam development corridor and connects with the WCE Expressway in Bandar Bukit Raja.

It will create a direct link from Kuala Lumpur City Center and indirectly act as an economic catalyst for the surrounding areas along the highway.
SEAL Highway is a two-way three-lane road with each lane 3.65 meters wide with a 3.0 meter wide paved shoulder.

In order to provide adequate access to users of the SEAL Highway and to connect existing and new development areas, a total of four (4) elevated intersections will be built at strategic locations along the highway.
SEAL Highway will implement an open toll collection method using an
electronic system.

In order to implement this system, a Multi-Lane Free Flow (MLFF) toll collection system will be built in locations that will be designated
along the highway alignment.

Proposed Rehabilitation Centre At UNIMEL, Melaka

University Melaka plans to repurpose two unused hostel blocks into a modern Aged & Assisted Living and Rehabilitation facility. The retrofitted residences will provide seniors with a safe, vibrant lifestyle, offering personalized assistance for daily activities. A new two-story building will enhance the development, incorporating health support services and shared amenities.

This initiative aligns with UNIMEL’s existing Nursing Science programs, offering Degree and Diploma students hands-on clinical placements. The facility will serve as a practical training ground, enriching their educational experience while addressing community needs for senior care and rehabilitation in a thoughtfully designed environment.

Proposed Development of a Private Hospital Bandar Enstek

Strategically located, the hospital offers seamless connectivity via major highways (ELITE, PLUS, SPDH) and the Express Rail Link (ERL) to KL Sentral. Situated within Bandar Enstek, a 5,119-acre integrated township, the area includes residential, commercial, industrial, and institutional zones, providing a modern and comfortable lifestyle.

The 10-story, 35,000 m² hospital integrates natural lighting, greenery views, and modern architecture designed for comfort and sustainability. With 132 beds offering single or twin-sharing options, the layout optimizes patient care and staff efficiency. Key features include consultancy suites, a pharmacy, medical imaging, rehabilitation, bistro, valet, and parking facilities.

This Public-Private Partnership (PPP) enhances revenue, combats brain drain with career opportunities, and supports professional growth in collaboration with Serdang Hospital. The design prioritizes human scale, connection with nature, and well-being, utilizing golden ratio dimensions for optimal spatial composition.

A central hub with greenery and dynamic lighting promotes recovery, interaction, and idea exchange in lounges, consultation areas, and open spaces, fostering innovation in personalized care.

Konsep ini bertujuan mempromosikan gaya hidup berlandaskan al-Quran dan al-Sunnah untuk membentuk rumah tangga di bawah rahmat Allah, menyumbang kepada kesejahteraan masyarakat. Reka bentuk kediaman perlu memenuhi keperluan agama, budaya, dan aspek lestari, seperti ruang ibadah, privasi, keselamatan, dan keperluan harian. Pendekatan ini menepati kriteria Islam dengan memudahkan aktiviti ibadah serta memenuhi prinsip asas perumahan Islam.
